I just want to explain my circumstances and see how people with experience and knowledge in real estate would move forward if they were in my shoes.

These do require more time and organization though.Looking forward, after 5+ years of owning a property, assuming you bought in an appreciating area, you should have enough equity built up via tenants paying down your mortgage for you and appreciation to refinance out of the VA loan (if you haven't already) or even cashout to buy more or to supplement your earnings.Theoretically, if you have enough properties you could refinance at least one a year.

If there's a second call for the same issue we have the line camera'd to verify the line is in good shape and that it is clear going forward, and charge the tenant if the clog was their fault but do not charge if we discover a mechanical defect; we fix the defect. 

I did not use BP but I think that’s a good idea going forward.

I’m trying to weigh my options, and could use help to decide the best path forward. 

The only development left for this part of the project is to add a new 12-story sewer interceptor to the tunnel, with completion set for 2025, at which point the plans for a new mixed-use community can go forward at the Robinson Terminal long abandoned warehouse, where the infrastructure connecting the tunnel to the river has been taking place.There is no doubt that the Potomac River turning swimmable and fishable, along with the already spectacular views, that properties and activities along the waterfront will become much more attractive to locals and tourists.

When I worked with a friend in a similar situation, they ended up splitting the difference by moving forward with the 1031 for just one property instead of two.

I would appreciate tips from anyone who has experience making this model work in these areas or similar markets.Looking forward to your advice and recommendations!
