I engaged my webmaster - SEO expert to handle it and she contacted Mailchimp and was able to secure a new account for us, with her listed as having the final authority to authorize a mailing.  24 mailing later never another problem.

When all was said and done it took us about 6 hours to remove 20lbs of old bacon grease and finally unclog the line.

We have finally decided on a date and location of the Poconos Meetup, it will be held on Oct 6 @ 7PM. 

Once we finally got the tenant out; we sold to a local investor who was planning on using it for his business.

Also if it is intended to possibly be a rental you should calculate the end result of the acquisition, the debt service, the rehab, etc and pretend to get a loan to refinance. then look at the potential rent to offset that monthly cost and see if it would cash flow.

The final wild card is government regulation and how it could affect the investment.
