I am asking for advice on how to handle the process of clearing out her belongings in a way that does not expose me to any legal risk and also allows me to begin renovating and improving the unit as soon as possible to decrease the vacancy loss as much as possible while still being ethical and compassionate to her family.On a side note, the other tenant is a building inspector that deals with code violations for the city...sooooooo, I'm going to be pulling permits for everything related to the renovation and hope to create a positive relationship with him while he lives in the unit.Thank you in advance for your advice.

Online I see about 3-4 days but I don't expect my job to be easy so I think I am expecting 1 week.The Expected Project:-Repair of rotted door frame and two pieces of soffit-Pressure wash of of house-Prep Work (Paint Chipping, Sanding, Caulking)-Paint house 2200 sq ft-Paint 2 car garage (Only the top portion. leaving exposed cinderblocks unpainted.)

So thats why I said your held to a higher standard your job is to help people maximize their investment and in TODAYS market that is exposing it to the Open market not just a wholesaler buyers list which we all know their buyers have to make a significant profit plus the wholesaler has to make a good profit that is not helping the seller frankly.

I do plan on getting a backup generator but there’s a one year backlog ughPlumber is pushing for me to switch to a new propane heater to heat both units.My concern is running out of propane and having the pipes freezing...Someone suggested to me that electric baseboard heaters are a good choice and cost effective.

I wouldn't fix it when they move anyways just leave it exposed when they move out just incase the next tenants want to hook into it and instead of them making another hole for that provier.
