The court looks on them as a neutral third party and they'd accept their invoicing and receipts without an issue.

In addition to owning a STR PM Company I am also a broker who works exclusively with STR buyers in the nearby Tampa area.My buyers love buying turnkey/performing rentals. 

I've been working exclusively with other investors and have my license hung at an awesome investor friendly brokerage (shout out to Wayfinder) with lots of great brokers who all have different expertise.

By working within a territory versus a specific town/city, we are able to take ourselves out of "NEEDING" to make a deal.This in turns allows us to "WALK Away" from an offer, thus we can make a "FINAL OFFER"; knowing the Seller will accept or we are okay walking away.  

Meanwhile, they form LLC's in preparation for when claims or conflict will arise almost as if there is an acceptance this will occur. 

I'm interested in being an exclusive buyer and getting involved in the process.

Basically they just want you to email them for info, and in addition to somehow getting you "exclusive" probate leads, they are selling the associated direct mail service as well.

I've already made my commitment and had it accepted.

I also think it would be acceptable to ask when their award review is to be conducted,  in case they lose the benefit during your lease.

Just let them know that a pattern of long vacancies, overruns on turnaround costs, and poor communication are not something you will to accept as an investor.
