Market Data- I like to personally look for top employers in that market & how many employees they have, look at trailing population growth and the direction it has gone, the population itself if it is an tertiary market, job growth, median area income, etc.

If this is strictly an investment property, you could do a DSCR like others have mentioned to circumvent the need to show employment history/income/DTI.

The two things you are looking for: appreciation and rentability contrast one another.

Seems like manufacturing, tech, and healthcare are the big employers in the area and a quick search of Greenville proper seems like there are a lot of properties for rent (although I could be misjudging what "a lot" looks like).For anyone investing in the greater Greenville area, what is working?

The presence of major employers like BMW, Michelin, and Fluor Corporation has led to job growth and economic stability in the region. 

I understand that these plans are for self-employed individuals or those running a side business of some kind.
