A seller should also want to include the Coronavirus clause, but only to allow the reasonable delay of dates; not termination, so the buyer is locked in the deal and is not provided a way out of the deal.

I moved to columbus and so did thousands of other people for the opportunity and the economic development. look at the net migration patterns. that's what drives development, economies, etc. if you have some data to back up your investment thesis I'm all ears. but my focus is on Central Ohio new construction economy.

I believe the death benefit is front loaded as a cost, so you may put in $50K and have a $35K balance to start and there may be a lock-up period where you can't access the money.

Some programs offer 30-45 day rate locks when you pay for your appraisal, one that rate locks indefinitely so long as you as the borrower aren’t holding up the loan process, while others rate lock once we get to underwriting.
