Right now I wouldn't mind to scale with duplex .

@Renee Pohle if you'd consider living in a duplex or triplex as your primary residence, and would live up to 20 miles or so away from the city, then there are plenty of house hacking opportunities!

Hello, I found an investment opportunity... it's a duplex/triplex offering a total of 5 rental units. 

There are definitely some pockets of fairly priced duplexes to at least cover some of the mortgage, but tough to actually come out in the green monthly if you’re living in the other unit.

If you can buy a duplex, it will cost less than buying two single family homes in the long run. 

This would be our second duplex house hack, and while it's been a great investment, the neighbor our current duplex is located in is not the worst, but not the greatest either, especially when it comes to school district.
