The sellers desperately wanted out of the house but there were two problems: they needed the money from the sale of the house in order to purchase their next home, and THEN they needed to rent for approx. 6 months to build up their credit scores in order to secure financing for their next home as well.

The reason I share this is that although some people are assuming that prices are going down, and extrapolate from that sentiment that we're in some sort of buyers market where they can dictate their terms to newly desperate sellers, I haven't really seen that yet in the markets where I own property.

The seller was desperate, ready to carry financing.

The other big factor that plays into Detroit’s big positive cash flow wins are the enormous amounts of renters desperately looking to move into freshly renovated properties.

Desperate times and all.

It does have a busy shopping area, and a mall that desperately needs attention.

I'm getting close to retirement, and we need younger workers desperately.

I am desperate but I hope to turn this around. 

There are a lot of desperate single mothers who lack decent housing and that is  shame.
