I am looking to network with anyone in the residential real estate investing food chain throughout Texas and Florida, and would be especially delighted to connect with folks who have personal experience investing in either (or both) of these states.

I contacted them for the contractor work but was delighted to find they had investment properties and understood spending levels for rentals for still good quality merchandise.One of my other rentals had new cabinets and counter tops installed by a local cabinet maker - total price (material and labor) was better than other considerations (refinishing or replacement by HD and Lowe’s).While I have yet to really buy cabinets from places like HD or Lowe’s I don’t think they would be off my list as every project is different and presents its own unique circumstances.

I am delighted by the optimism in these responses. 

Look for caving walls, water damage, old wiring, old HVAC systems (typically boilers in this area/age range) and a solid roof. 

But they are also delighted to be in a warmer client.

For a busy business person like myself, finding, paying and talking to my CPA, an attorney and a financial advisor actually took me a significant amount of time when I had 60 employees to manage and when I have about 30 city inspectors breathing down my neck and about 5,000 safety concerns that have to be addressed every second of the day so a trench does not cave in and to make sure a vehicle doesn't kill one of our employees.My point is; the average person does not have the ability nor the time to do a significant amount of research and even if they did research the general partners can rig the books and even his current limited partners are not always aware of what is going to go down in the future.The syndicated deal was for two K-Mart shopping centers.
