Not that I would allow that anyway, but I would start down the road just for fun.... 

They use TransUnion as their screening service and I've found all the credit, criminal and eviction reports very helpful to review.

Questions I have:- do I structure the deal where investors are paid out on an annual basis or keep them in as equity partners until we refi once the project is complete (3 to 5 years down the road)?  

(e) While a person may examine and consider a criminal background check, credit history, or rental history in reviewing an application for rental housing, the person shall review and consider additional history in reviewing an application for rental housing, the person shall review and consider additional information provided by the rental applicant, including, but not limited to, personal references, recency and status of any evictions, and any actions taken by the rental applicant to resolve past evictions, credit challenges, or alleged damages, the recency and severity of any convictions, the violent or sexual nature of any prior convictions, the facts or circumstances surrounding criminal conduct, the age of the applicant at the time of the conduct, the age or vulnerability of the victim of the conduct, evidence that the applicant has maintained a good tenant history in the intervening time, and evidence of rehabilitation efforts, consistent with state and federal law, including, but not limited to, fair housing laws.

@Victor Valencia standard contracts in our area have terms stating that it’s being sold with access to public road, and hopefully your title insurance will be an easy process.

So, this is not the road to take (IMHO) unless you have million or two million dollars in cash , sitting there in your savings account and doing nothing for you.

What I can tell you is that if you drive around Springfield you will see a lot road construction going on.

10k units and billions under management seems to be a common theme today with some of the other syndicators we see advertising today yet their past projects are failing.. kick the can down the road big time.

For context, the unit is located in the North Austin area just east of the 183A toll off of Brushy Creek road.
