Easiest way for most ppl to continue to do deals if wholesaling becomes illegal in your state is get your RE License.

Its location near the planned casino positions it for continued appreciation and strong demand, making it a solid long-term investment in my portfolio.

I’ll prioritize continuing my search for distressed and discounted properties, avoiding those areas you mentioned! 

If values of real properties continue their long term increases, then owning more property even if it means having paid higher prices will turn out to be a winning strategy, provided the buyer is able to maintain ownership through periods of possible negative cash flow and or refinancing necessity. 

I owned the property outright in Connecticut, so I actually pulled out at closing once I saw the fees, I just couldn't continue.  

I will piggy back on the sellers project when he mobilizes a crew to do utility install and road work for his next phase, I will have them continue to my cul de sack. thanks!
