I may be able to consolidate the personal loan balance from the rehab and include that in the refi at these historically low rates, so this is something I might consider now or possibly later on.

This is an important topic.I have been consolidating and getting ready for a good PM. 

The end result of all these obstacles and regulations will be consolidation and regulatory capture by the very big players that have enough money and direct political influence to work around this nonsense and stay profitable.

The only reason I see to have a holding company is for branding purposes and consolidation for example all your contractors can bill the holding company and you invoice the separate llcs.

If you feel you have too many spreadsheets, why not consolidate until you're happy? 

Hello, all.Here is my scenario: I am looking to refinance/consolidate debt on some four-plexes that I have, as well as refinancing the Jumbo mortgage on my homestead.  

Not sure of exact legalities but I can tell you people use student loans for all manner of things, cars, debt consolidation, etc. 

If the plan was to use pending profits to pay that HELOC off ASAP (as it always is) and that hasn't happened, it may be time to bite the bullet and consolidate it into fixed rate debt.
