If you are interested, you can request to meet with them and/or submit an LOI detailing your offer on price, financing options, terms, and other items related to the purchase.If accepted, request Tax Returns for this business, and have an Accountant(reach out to me if you are looking for help with the Analytics of a business purchase) compare their financials to the Tax Return.

It’s just too short compared to the more extensive ads from your competitors.

Just because comps are .5 miles apart on the map doesn't mean they are comparable.   

So here it goes....I bought first single family home (2000sqft) 2 yrs ago in Cedar Park, TX area during peak of market craze at 5% 30yr fixed for around $540k (spent about 10K more replacing hvac etc) with monthly payment of $3600-$4000 and the market corrected sharply to a point comparable homes are not selling even for 440k with a nice pool in them.

Then you would compare that to what you could do with the equity and buy other existing properties. 

Create a simple spreadsheet or written list to compare the features of each and identify the ones that align with your requirements.

@Pete Schiebel check what a lot of your rent comparable properties are doing in the area, as that will dictate it a lot.

I strictly use them to trade into places I really want to go and I can never, ever beat the price I pay for a week as compared to normal rentals rates which are three to seven times higher per night.  

It also runs through Buena Vista and Elizabeth Park which are both different universes compared to Germantown. 

You can then compare what you're doing to the PMC and even use the PMC as an emergency backup as needed.
