Which scenario leads to cheaper, after tax cost of funds, balanced against your risk tolerance?

In my experience, their cabinets are about 30 to 40% cheaper than HomeDepot or Lowes.  

So, in a cheaper market many investors use their own cash for purchase and rehab or especially in more expensive markets they use hard money loans which are based on the deal itself and your ability to execute on it.

They offer that for cheaper than I can get them done, so I let them assemble and install them on my jobs.I personally do my own design, so no need for design assistance for me personally.As for quality, that goes with price.  

In some places it is cheaper to rent than buy, so why not buy a rental in an area where your tenants are still paying down your mortgage for you. 

.- Try to find off market deals for way cheaper (e.g. using hard money, then refi into a rental loan)- Try to find properties where the owner will finance a big part of it and you get only a small loan with higher interest rates for the down payment.- Get a property subject to where you take over payments for a loan with lower interestfeel free to reach out and discuss some ideas

Maybe it’s cheaper in your state, but in CA, it’s $800 per year to maintain the LLC.

I even get tempted out of state in places like Alabama, South Carolina because real estate is so much cheaper there but continue to hear its best to have a rental around 45 min away or so..

That said it may be cheaper to have them come in an out.
