HOA fees are on the rise, attributable to the new minimum wage and the cost of water. 

@Brie Schmidt   correction  I know you already started your empire congrats on expanding it.I just wanted to illustrate how important it is to have the three C's if your going to succeed and build a portfolio using the best rates and terms.. you Need Character ( banks look at this these days don't think they don't) Credit ( obvious and you need stellar credit ( walk from bank loan and your toast) and Capacity ( need to prove that you Actually make money in the industry have reserves and can weather some storms which we all know every day is not sunny).

Having an executive with strong values and character really makes a huge difference.  

Hungry is a good attribute.

Also, Zillow.com has some good attributes.

How sad.....but when you meet character like the one above...you must get a good laugh!

I find it a shame that there is a so much judgment of a persons character around their credit score.

Non-payment, cleanliness and noise were all issues with these characters.

Some of this can be attributed to lazy and lack of attention to detail put that is not to be confused as a reason for it to be improperly setup.

Who are these people what do you really know about them etc etc.How would you vette a potential mentee to make sure they have the character to be turned out into the investing world.
