Cash for Keys has worked well for a few deals that my brokerage has been apart of, especially with dirty tenants who don't respect the property.  

@Don Carey It sounds like you are looking for a PM that also offers brokerage services.

I am just guessing here but I imagine that well over 90% of the investors that make their way to actually see their operation in person end up pulling the trigger.. again just a guess but as someone with 4 decades of expreince at this.. and owning more than a couple real estate brokerages you can tell a well put together shop..  

If you're buying a deal off of the MLS in your area, then the Real Estate brokerage will hold escrow in their account. 

Im talking about before any brokerage fees.

Brokerage is a momentum game, so you want to find someone with some momentum, but you don't want to find someone with so much business that you can not get their attention. 

You also may need a new certification of trust to take into banks and brokerage houses to show you have the authority over those accounts. 

I spoke to a brokerage group that just did a direct mail campaign themselves to try to find listings.
