I'm curious as to what is considered "supplies" or "cleaning and maintenance" and also if I need to depreciate.Each year I purchase a lot of mulch and annual flowers for my rental. 

So hate to say it but you gotta wait till your birthday.

Property is now producing $2000 per month with an additional bedroom added later also guaranteed through one of the non-profit organization Flowers and Associates partner with.

My goal is to buy my first property before my 21st birthday, so I have 9 months.

Wife and I are celebrating our little mans 1st birthday today (only one so far), but it’s crazy how motivating having a kid can be.

That might change things  one thing that is nice about the desert or semi arid desert you dont spend any money on landscaping.. you just put rocks down and plastic flowers and call it a day.although if this style of rental or tenant who would actually live there is not your core compentancy or something you are going to build on I not sure why anyone would take on this type of property to make a grand or two a year.. seems like better and easier things to do.

Add some landscaping like bushes, shrubs, flowers, or trees to create a more inviting entrance.
