I analyzed over 20 markets and picked three so there are a lots of markets to choose from.Start networking on bigger pockets as well as attend local meetups and REIs to find referrals for GC, PM, broker, TKP, lender, property inspector etc.

I would base your answer on buying the bigger one (within reason) that will fit in your space that fits your budget.

A more granular approach, in which you segment by city block or zip code, is likely going to be more helpful.I’ll use Birmingham, AL as an example since I’m most familiar with the market.

In PA, and this property is 3 blocks from N.Broad Street

When you factor all those into your underwriting, I would say, yes, you CAN make higher cashflow from Class C rentals, but it is a bigger risk.  

They are advertising their product on bigger pockets.
