Since 1925 though the oil industry has moved on from this area and drilling isn't common here.

I have spoken with the realtor at length and gotten copies of utilities bills, internet expenses, trash fees, etc. so I have reason to believe most of these are pretty accurate, but again, would like some feedback from the community on what i'm missing and what else i should be considering.

@Lorenzo Lopez, sales 101, if you don't believe in yourself and your ability to execute no one will buy what you are offering.So, yes, start buy building a network of people to invest.  

I believe that if you are well versed on a specific market, or have someone who is knowledgeable in that market, you can do a successful BRRRR in another market as the local will likely have everything you need to get set up! 

The more his students buy/sell, the more money Pace makes.I believe the entire thing is a house of cards that will collapse when the market turns.

I told them though I would be willing to put as much money down to make the deal work because I believe this is a once in a lifetime type of deal. 

I find it hard to believe two guys with shovels can dig that long of a trench in a day and install the drains without equipment. 

I believe my price is fair with the comps in the area.

My loan officer seems to believe this means that I need two separate loans, sales agreements etc...
