@Tim Swierczek the finished product can look like whatever you want it to, that is the beauty of new construction :)My thoughts are to keep things simple and instead of trying to re-create the wheel go off of what other people already have.  

This is a beautiful home but it was flipped once already in 1 year.

I would make a beautiful rental listing with great photos & description and post it everywhere you can ...facebook...zillow etc and offer a free month rent.

Then returning and looking at my beautiful house destroyed.

If you were in a crowdfunding investment you could be bag holding and watch everything go to zero.

I’ve never done a flip and thought a couple might give me a cushion where I don’t breathe in a paper bag every time I put a down payment on a house and start rehabbing.

The plan (his plan) was to take the upstairs of a large, beautiful, historic building and convert it to 4 dorm style units.  

If you don't already have a basic email you send to everyone with the details, make one (with qualifications/details/showing time) .. and then enjoy the beauty of copying/pasting!
