I get a full "Spring Service" including changing out all HVAC Filters, Smoke Detector Batteries, Sprinkler System check and repair, and a complete inspection by a Professional Contractor for a cheap price.

For example, remote batteries didn't work so we couldn't use blah.....we store extra batteries in all of our properties.

The checklist requires many things including checking oil, fuel and battery charge levels and then requires one to turn on the system and make sure it runs properly.

If, or when, a claim occurs, @Chris Clothier, the insurance company will be much more likely to pay up for a lender, and their battery of lawyers, protecting their collateral than a little owner desperately trying to protect their equity.
