Although I still think conventional is the better option, I wouldn't put 20% down if I didn't have to, unless you know you'll live in/own the house long enough to recoup that additional $.

I was shown about a handful of their holdings in the Houston, Memphis, and Little Rock markets, but the cash flow and CoC returns were less than $100 per month and 2-4% after factoring in additional expenses like 7% vacancy and 10% maintenance per month to go along with 20% down and conventional mortgage.

I could see how purchasing before the rehab I could have added additional equity but then I would have had to manage the purchase and rehab from out of state.
