I have been reading quite a bit about the growth that Polk county has experienced, particularly in the aftermath of the pandemic.

Research the County Clerk / PVA office for LLC, and individual names that have a bunch of properties listed under their names good way to identify landlords w/ multiple properties.Just a couple of ways to find package deals. #2 is also a good way to find off market deals which is where you can save the most even if it's just buying a house direct from the owner w/o an agent.

The Carle Clinic is one of the only level 1 trauma center hospitals in the state outside of Chicago metro, the university is a great furnished tenant source, and Champaign county is 1 of the only counties in IL that is growing in population. 

I can't speak for Tampa, but back in the day for Los Angeles County there was a minimum bid at the auction at the courthouse steps and then it went up from there.

The RE market around the country is built to succeed, especially in the Rock County, Wisconsin market.
