The multiunit inventory in these markets is so thin that I would not put much weight on the market CAP. 

One unit (tenant 1) covers snow removal for the building for a rent reduction each month.

Having the CPA determines everything.In the general business field, an MBA will will hold more weight than an MSA for sure.

During a downturn of an economy cycle the tenants will demand a reduction in mortgage or look for a lower priced rental. 

Some things to look out for are the fees. environmental fees, excessive weight fees, another trick of the industry is billing cycles. some will bill monthly so you are billed 12 times a year others may bill every 4 weeks so you get billed 13 times a year (52 weeks/4= 13 bill)based on my experience the big guys tend to play ball and kill on volume to shut out little guys. also these little guys rely on the big guys station to dump, so they charge a base fee and mark it up or put add on to make money.

My experience may not be universal, but at least in this instance they offered an immediate reduction and settlement when I simply indicated my willingness to protest. 

Also wholesaling is tougher than it appears to be successful at it you would likely have to spend hundreds or thousands of dollars on advertising to find seller leads, you likely aren't going to find anything that you can wholesale off of MLS unless you get a huge price reduction, and to do that you would need to find an agent willing to waste time writing many super lowball offers in the hopes that you get something.

Then while replacing the main sewer line the city sewer grunts drove their heavy equipment across our freshly excavated front yards & the weight crushed all our sewer laterals to the main.
