As for people having fear of speaking, that's just crazy (oh saying that I could be sued for hate speech against people that might possibly read this and have mental illness- and yes I know mental illness is a very serious disease and have great compassion for those that have it) Please people, don't give into that type of fear.

Doesn't matter whether the intent is complimentary or derogatory or neutral, all landlords would do well to never specify or call out applicant race or ethnicity in speech or in writing.

My first instinct is that if I can't hold a conversation because their speech is so bad (non-language barrier) I should automatically disqualify them based on a phone conversation.

You may have difficulty understanding nuances in speech and body language, and vice versa, and that may lead to misunderstandings on both sides.

The wood is weathered badly on the trusses and I don't see how the tenant in there is not swimming.

I read a speech given at a gathering of attorneys, and the new quote is "mold is gold." it reminds me of tort litigation in California on attached products for defects, where attorneys would go out and sue a builder and every subcontractor and the lender.

depends on how much space between the inside ceiling and the trusses , but an attic fan and vents for cross flow ventalition

I had one fire loss I worked on where the insurance contractor "Kilz'ed" the entire attic, hiding charred trusses

Sounds easy to fix, just go find the air leaks and seal them, but not so easy since a small 1/8” gap that runs 2’ along a truss is enough to cause this problem and some areas are not accessible.
