I recommend homing in on what MOST vacationers are looking for in a specific market and try to find properties that have natural features/amenities that are scarce.  

The more active you are in the pursuit of obtaining a property, the more attention the agent is likely to pay you.

.- The owner has full ownership and control of the property and can make all decisions such as when to sell, or may decide to operate the property according to their own wishes even if those wishes are against the recommendations of the property management company.

I see you're in the Boston area, so if you're looking for cash flowing markets I'd recommend Lowell, Fitchburg, Leominster, just to name a few.

I recommend doing a flip when you do not have any money.
