Requiring a 670+ eliminates 80% of the jokers immediately.

These same jokers can't put together 3K to pay their tax bill at the end of the year and gross less than I pay in taxes annually.

That does not mean some local dude who picks up back taxes Balitimore does not make even more in cash flow and appreciation than the joker on the beach in CA. 

Don’t listen to these jokers who are telling you to get a pre-approval, that **** only exists in the residential world.

We both remembered eachother, and had a good laugh about the kids toys/trinkets I kept finding stashed/lost years into my ownership.

Switching to tea here, but by far IMO the best option for tea are anything by Bigelow or Stash or similar that has a high-quality sealed pouch for each individual bag.

Even when I was a W-2 employee, I stashed everything I had and saved up so that I could build my businesses and get out from under my employer's thumb : )I don't exactly have a process map/tree like you posted, but I had some general guidelines that I followed:- Keep personal expenses under $1,500 per month ALL IN.  

China and the US are going to go to blows over this, and it won't be pretty.However, when it comes to real estate, I would be more in the stashed cash and hold positions that most people are talking about.

I for one am selling one of my rentals next month that has $100k+ in equity to stash the cash for any opportunities in the next 12 months.
