Have you gotten any term sheets or commitments about this yet?

To clarify, this is a doublewide manufactured home on almost 3 quarters of an acre.

This would allow you to indefinitely defer all of the tax if you sold, and use the tax you would have had to pay, to purchase something nicer in an area with a greater growth potential.   

This really all depends on the property type.

Here are a few:San Juan Capistrano: This place is really starting to grow.

It seems like Southern California does not have this problem at all, there are many markets that just work.

I don't think I'll have the time to find something used since I'm doing most of this remotely.

We will be the only or one of a few that we can see with this type of amenity in our market for a vacation rental.
