For Hiking, I love Golden Gate Canyon State Park (about 45 minutes west of Denver).

Not sure what the pushback to a good deal was all about, but for anyone reading after this is the golden nugget I got from this:Get a contract at deep discount, based on solid area comps and calculate strike price.

LOLThe diamond guy out of SF looked at  400 potential locations all around the globe and came here.

I am going to concentrate my efforts in the local market for now... that being the Golden Triangle (Beaumont, Port Arthur and Orange) and surrounding areas.

We have 2 dogs, a german shepherd named Dez and a golden retriever mix named Dallas.

If I could get a copy of that list it would be golden.

Unite and build on the golden rule(s).

If more people simply lived by the Golden Rule and understood that what goes around tends to comes around, we'd ALL be better off.

The golden question in this job is if you can get a machine up there, and work a safe enough distance away from the wall to make that first cut.

Enjoyed Tom's story too, I agree that what you can negotiate in your best interest will usually serve you well, but to say there are no rules or nothing is cast in concrete..... let's keep in mind, at least to some degree, that golden rule, the first one.The second golden rule is he who has the gold makes the rules.Then you have the issues of acting legally, ethically and from a moral standpoint as I guarantee you that your success will be anchored in more than your ability to talk a one legged man out of his crutch. :)
