But you'd likely have to overcome the objection of why they should let you in on the equity site and not just let you live onsite and perform those functions as a job...Time is money... and if you don't have money you should have the time.

Not sure what your payback will be if you rehab, but if tenants come and go, I bet they will be content with clean, functional and fresh paint in a light color.

The problems are “deep” problems in crawl space, in the rooms it looks rent ready- that is how I and the realtor felt when we walked in: Clean carpet, rooms, kitchen, bedrooms, functional AC, and other appliances included in the purchase.

Some examples here are additions (adding square footage), changing floorplans (making a house more functional), adding bathrooms or bedrooms (changing the buyer demographic), tearing down and rebuilding, etc.

@Cameron Belknap FHA loan rules in HUD 4000.1 mention not counting the basement as part of the Gross Living Area; however, part of the FHA requirements found in HUD 4000.1 includes a section on “converted spaces” which states:“The Appraiser must treat room additions and garage conversions as part of the GLA of the dwelling, provided that the addition or conversion space…is accessible from the interior of the main dwelling in a functional manner; has a permanent and sufficient heat source… and was built in keeping with the design, appeal, and quality of construction of the main dwelling.”Furthermore,“The Appraiser must analyze and report differences in functional utility when selecting comparable properties of similar total GLA that do not include converted living space.
