In Colorado dual agency is illegal so the listing agent is most likely a fiduciary to the seller (or a transaction broker who is not a fiduciary to either party, which is unlikely if they are already the listing agent).

Good luck, most "reputable" title companies won't do BS dual escrows.

If you approached me to simply dual broker the deal to handle writing up the purchase and sales agreement and supporting disclosures through the closing process (this includes a lot of coordination between buyer's lender, inspector, appraiser, and title and escrow), I would consider a 2-3% commission (depending on price point).

They aren't really working for you anyway (depends on your State's dual agency laws/regs), so just use your own agent to get the extra representation. 

So unless you are looking in an area right in the border where it’s possible/likely to have dual licensed agents..

The production infrastructure, dual port system and great weather are irreplaceable and non-fungible.

I am a member of 4 Facebook REI groups and see posts a couple times a month asking for title/ escrow companies that do dual closes and are open to working with investors. 

This agent found a buyer for his listing and will be doing dual agency (which is completely legal and above board in CA).  

If the seller already has an agent, he/she can dual represent you both and take the full commission, which can motivate the agent to get the deal done, but then he/she may not have your best interests in mind.
