So you look at the house and see that it is 1200 square feet, you estimate that you will need 800 square feet of LVP and you know you can get that for $1.25/sqft plus 1k installation so that is $2,500 for floors.

Lets say if I have 15 years of depreciation in a home left and I installed a new HVAC, can i depreciate the new HVAC system over 15 years or does it have to be 27.5 (a lifetime that exceeds the rental property)?

That being said I would look for properties that already have pools and would not advise to install one given the cost and most importantly the time it will take your property out of service.
