It would be great to meet like-minded people for once (financial freedom is a foreign concept to my college peers) so at times I feel like the odd ball. 

I have no experience with this concept and was curious, which one is most recommended by experienced investors?

What concepts do I absolutely need to know to feel confident to go out there and make it happen? 

By then, you'll be more familiar with the whole accounting concepts, how to set it up and track it in Quicken, and the usually steep  learning curve for Quickbooks will be more accessible.

Same concept in an easter NC town might be a good comp?

I was having lunch with my Banker ( we do that once to  twice a month)  and he hands me the business Journal and says you made the paper ..

Will the "proposer" of this concept be invested with you?

Starting your story with "tenant who is mexican" probably isn't going to earn you much sympathy - there's a concept called Fair Housing....
