Just my opinion again, but to me they look like you're in a trailer park.

I am in Orlando and we have a strong economy and its not all theme parks.

Tenants are looking for parcels that fit in their ideal box size layout for building and parking spaces requirements with any drive thru's wanted.

How much term is left, strength of the tenant, rent escalators, rent/sq ft, etc.You also want to make sure you have a good understanding of the roof, parking lot, and mechanicals because in a traditional NNN lease, the landlord is reponsible for these items..and they can get expensive.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Additionally, if their capex budget was only forecast for 5 yr hold, and they are now anticipating 10 yrs, they may be seeing roofs, exterior repaints, other exterior repairs (stairways, railings, parking lots) that they assumed they wouldn't need to address, but now need to.Things to look for: positive DSCR TODAY, not on pro forma numbers.  

The property needs a new roof, a new parking lot, and a few other minor improvements to enhance its performance.

With the rate of inflation compared to savings rates, you're basically paying the bank to park your money there.Everyone's risk tolerance and definitions of a decent emergency fund is different though.

Was thinking the 12208 area by Washington Park Lake and the schools there. 

Money makes more money through acceleration, so parking it kills that part.
