I work with all the big box lenders and I have worked with a private hedge fund and I have worked with smaller, local HM outfits and NONE OF THEM had anything like that.Because if the deal falls apart I am guessing they keep your 2500.

That's impractical for a number of reasons anyway: Legit GC's have accounts at contractor's-only lumber yards where they pay up to 50% less than you would at the big box stores (on some items, others are 10-30% less, some are about the same price), so even after their markup you're probably still paying less for most materials through them than you would on your own.

Each may put more emphasis on different aspects of a deal to fit there lending box.

@J Newman the BIGGEST challenge we see landlords have with PM software is not having a clear list of function they want and not INVESTING time to really learn how to properly learn the software.Many are looking for an out-of-the-box solution they can just press buttons to use.We've spent 14 years constantly pushing the envelope of what our software does.

Then go ahead and place that document (LOI and PoF) in an envelope and mail it to the PO Box in Pennsylvania, again dated the current date. 9 times in 10, this is where all their other bills go, so it's a mailing address they actually check.If the listing broker is doing their job, then there's no harm and no foul.

Upcharge for spa boxes, maybe a massage or concierge services, etc...Those marketing strategies will boost your bookings and top line revenue, plus make you more memorable. 

Use your lender and realtor to narrow down your buy box and get a deal that is simple to finance.

I do my due diligence on Kevin (and his girlfriend) and he has zero evictions, zero criminal history, great credit score, referrals etc... ticks all the boxes. 

I type "Rental1" and it plugs all of the first response into the message box.
