I have some money to get started but since the winter is coming I was hoping to do something maybe next spring.

I'll be looking for the next deal to invest starting over the winter, and I've learned to be flexible.

I decided to transition into real estate sales with the intention of learning the transaction side in order to aid my future investments.I currently own a 1B/1B condo in Lake Forest, CA.

Summer and winter are full of tourists here - I Airbnb my other properties here, so I can tell that my estimates are very conservative.

I'm spending a few months along the west coast of Florida this winter, north of Tampa, and plan to look at single family houses, as well as small multi-family properties.  

The main towns most of my clients are looking at are Forest Park and Berwyn right now, although the deals are pretty slim here too. 

I am making a list of "Safety rules" for tenants to get their acknowledgment via DocuSign  before the winter :)))

First, our winters here in Boston can be rough - and tenants can be very sensitive to issues due to lack of insulation (cold spots and drafts) Second - big picture you may not have this property forever and will need to insulate before selling because that will impact how a potential buyer will value the home.
