Is there anything they can do to keep you from transferring your assets to another custodian or is it already too late?  

I keep hearing that it's not the best investment right now because of the downturn after COVID.

Just keep in mind each persons situation is completely different and small things can make a big difference in rates, fee's points, terms, etc. 

Keep in mind that the same entity (in this case, your LLC) that holds title to the relinquished property must also acquire the replacement property to maintain the tax-deferred status of the exchange.Additionally, don't forget about depreciation recapture.

Looking at the numbers today (keep me honest), I believe you can still find deals with 5-6% yield (current rental state) and hope that it goes up.

@Sean Anthony to us, this situation is really no different than a nonpaying tenant.We try to work with tenants, as "life happens", while keeping pressure on them by moving forward with the eviction process.

Do all the work to keep half the profits and crush the resale value?

Since your homes are free and clear, keep them that way.

Just keep in mind that contractors may hesitate to attend multiple pre-inspections, especially if they lead to no work.
