I'm basically at water level on this, and I don't know that other investors could make this cashflow any more than I could without me selling at a huge loss. 

Usually when paint 'doesn't stick', it is because someone applied water based paint over oil based without priming first.

You can also write it off as a business expense and there could be additional tax benefits for energy efficient home improvements.  

If you have rain water run off to their yard they will get you finned.

If that strategy works, then it’s $99 a month and they also have some add-ons to make the process more efficient. 

Do you look for an acre with city water and electricity and build on that or do you put in your own?  

We also do a walk through, set expectations for maintenance, filters, lawn, garbage and go over the function of GFCI's, shut off locations (water, power, gas).

I was thinking I'd buy an acre of land that has city electricy and water available, and pay that off so that it can be used for collateral one house at a time.  

The better the planner the better the progress, the more efficient the journey. 

I would draw a circle around 30 minutes of you in all directions (not into the water of course) and then 60 minutes and run some data there first before packing your money up to ship off to a market you don't know.
