I place only used and would never pay for a new stove or refrigerator.I simply keep my eyes out for good working stoves and fridges and usually have a couple spares on hand and if something goes down that is not an easy fix I just grab the trailer and dolly and exchange it.And in my area you can find working white stoves and single fridges for $100.00 each if you pick it up yourself.

I think people are running out of spendable money for some things and the fast foods are trying to hide the fact that they need to lower their prices, in order to keep their earnings up for the stock exchange.

If your goal is something longer term or diversification based, maybe treat the down payment like a CD with a big potential bonus that'll pay out when you refi when rates drop, or 1031 exchange into something bigger in 10 years.

He is putting in 15% of equity as his family office as a TIC, tenant in common to the deal via a 1031 exchange, so that aligns him with LPs better than 99% of deals out there, also GP fees are fair to reasonable, 8% pref, then 80/20 and then for >14% IRR, they split 70/30, so better than 95% of last 100 deals I have seen.
