The local gas company occassionaly offers free gas water heaters, if you are converting from electric.I've seen the gas compnay offer their own financing if you upgrade the heat.It is difficult to sell a building where the landlord pays for heat, so splitting not only saves you expense, it makes the building worth more.In the future, whenever you buy any rental, you have it in the offer that the seller is not to place any new tenants in the building, nor sign any new rental agreements or new leases while the building is in escrow, without your approval.The seller accepted a real loser because he knew he wasn't going to have to deal with him.It's also not unheard of for sellers to sign low rent, very long term leases with relatives just before closing.

Where I'm from (Southern CA), an 11.1% cap rate is ridiculously good and is unheard of.If the tenants are gross leases, which means that the landlord is responsible for some expenses, then you have to deduct those expenses from your gross income to get your net income.
