Hi Chanelle,I see this in the media sometimes: "one of the most LGBTQ-friendly cities in the country".What makes a city into that and how do they rank the cities.I mean in days gone by, they used to arrest these people as law breakers, but I am under the impression that the Federal Government prohibits that now.So it seems all places should be equal in their treatment of them--with no MOST type of situation.I'm thinking it might just be some kind of advertising ploy to draw certain people to certain areas for whatever (financial) reasons (such as to benefit Aids Hospices in the area or something).

But here's the quick version.Property that qualifies for 1031 treatment is property that you "hold for productive use in business trade or for investment".

All you have to do is create a little unfair advantage for grass, which actually grows like weed if given the right treatment.

That area of MN has extra requirements on treatment due to the geology, but we have it understood and know what is needed.  

BTW - so far as tax treatment, subject to further review by your CPA, the amount of the rebate will likely be just a reduction in Cost Basis, which is nearly always muted by the fact that the code allows a certain amount of tax-exempt gain from sale of a personal residence.

In 5 years, if they need the same treatment, do it again.
