The Series LLC acts as an umbrella, a parent of sorts, and can create individual child series that are treated as separate entities. 

I am happy to rent to a section 8 tenant if they are a good person and will treat my property well. 

They don't stay in the Plaza hotel, house will never be perfect but also treat them well.

If you want to buy the small distressed one, she will give you a discount and some bonus cat treats. 

That being said, like most things with being a landlord, if you are a decent person treat your tenants like people, remain communicative and respectful, make necessary repairs, it is highly unlikely you will ever get sued or anyone will ever question if you did everything by the book.  

And your accountant has the option to treat the 1031 as an installement sale with $1 mil received in the year of sale and the other $1 mil received in the next tax year.  

Ah, y'know..... if the annual yearly inspection shows the place to be in spic n span condition, you only raise the rent 1/2 of inflation....Anything else you want to add to make sure that they are treating the property the way you want....

Essentially you have a room or space with a separate entrance or you make a separate entrance and treat it as an ADU/apartment.
