Looked into doing a cashout refi but it would translate to a negative cashflow, and not enough equity to buy multiple units w/ it.

@Thuy Pham-Satrappe In my experience rehabbing properties in a cold weather climate, paying more for a high efficiency new furnace will not translate into selling the property for more money. 

I think in your case it's much better to get something turn-key because a knack for design doesn't translate to "fixer-upper".

So you don't get an advantage and you may lose some provisions of your operating agreement in the translation.

Can't speak for the others from first hand research.Rules vary in terms of the threshold for eligibility, eg: >2 or >3 units, rate of growth allowed each year, rate at which capital expenditures can be translated into increases.
