Smart cameras like **Ring** or **Arlo** can be a good option, and you can hide the recording box in a locked area for added security.

Our battery went out and our son had to crawl through a basement window but I doubt too many people could have done that, he was impressed by our increased security but didn't want to drive 2 hours back home so he found a way.  

@Rod Merriweather Getting a LOC (line of credit) secured by real estate from a bank is going to be tough as the line of credit is viewed as a short-term liability while the property is a long-term asset.

In those two specific states there is just a ton of build-able lots especially SWF so you dont have a supply issue like other areas of the country that are supply constrained and therefore prices are holding or even rising a tad.

Know the demand and supply in the area.

you will find tons of examples, poor signage, little security, worn paint, no one answers the phone, etc. start on google maps, street view, then start driving. you'll know it when you see it.Public Storage/Extra Space Storage it aint!
