The landlord, who lives in Indiana, recently notified us that she plans to sell the home and we have 90 days to find a new spot.

I wanted to share my to do list in case anyone here with more wisdom than I can help me spot any gaps or things I may not be thinking of from a lack of experience and/or share pointers! 

If they see mold spots, they should clean it immediately.

But I just don't see it at the spot where it use to be.

I like showing my properties personally, I feel like they get rented quicker and I can answer any questions or issues immediately on the spot.

Can spot that these guys would be stiffing people like that from a mile away.

I am in a really good spot right now, but would love to know how others have found properties for low enough prices.

Have you looked up around North Conway, NH if not take a look its a dynamite spot to jump into the STR world. 

right exactly spot on here with the DSCR, the biggest downside is putting a higher down % payment, and utilizing more liquid funds that can go towards renovations or other investments.
