I wanted to throw out a question that has been spinning in my head for a bit.I'm looking to make a move on a couple of duplexes or a 4plex in the area.

Pretty tired of seeing the smug weasel Brian Chesky trying to spin like they looked out for hosts.

@Matthew OrtonJosh is really good at explaining these with legal background where as I learn by stories so his answer is spot on but here is my spin on things to make sense of why city has to ignore what is on deed or at least is supposed to.

I definitely see this business as more of a vertical integration with the portfolio idea than something I was looking to scale and spin-off, but the EBITDA cautions still apply and if there's one thing I've learned from doing real estate for a bit here it is to keep as many exit strategies available as possible. 

It's like an expensive LA building that barely spins off any cashflow.

It sounds like you have a number of plates spinning, which is impressive and admirable.

Also you might mention to your tenant(s) that are behind, that the other tenants have all thankfully paid, or that several other tenants are behind depending on the situation and how it will spin things in the right direction to motivate that tenant to pay.

Great plans, your passive rental income will snowball so quickly it will make your head spin. 

If you have to many plates spinning at once it will be hard to properly leverage the leads and track them to verify ROI.

Those that do often try to spin it into some great learning experience, but you don't have to fail that hard to learn.
