I have no reason to stay in Gilbert, other than it's where my family lives currently, so it's nice to be close. 

You didn't think about there life, where there motives will shift too, what comes next 1, 2, 5 years down the road. 

You can also do a live in flip where you use the equity to sell and reinvest down the road.

Insurance would cover it, I would pay the deductible, and no assets would be lost.If you are in an area like San Diego where people are more likely to sue, a judge is more likely to find you guilty, and the payout is expected to be higher, you may consider an umbrella insurance policy.

When rates fluctuate, it shakes up the market in a big way.This is where new homes come out on top.

@Jamie BatemanIf I understand what they do- it looms like they are just a middle man where someone wants financing on a property they find a lender for it and will create documentation.

This is where if you're very advanced as it relates to social media trends and creating compelling videos you have an opportunity to generate some eyeballs.
