Now, if this coach is going to co-GP your deal, bringing their balance sheet to secure a loan, investor connections to help raise the money, asset management skills, broker connections, etc to actually get a deal done, then maybe that is worth the share of profit, but most guru's I hear about are available for questions you bring to them, and put you through a generic course, typically with market selection information, basic underwriting education, etc.  

With careful planning, attention to detail, and skilled craftsmanship, our goal is to enhance the property's value while preserving its unique character and charm.

I love this option, because you can leverage low down payment, get benefits of real estate, learn a lot of valuable RE skills, and can maximize your income with a furnished rental.As a SFH, you could potentially rent out rooms or an additional space out as MTR/STR, but there is potentially less privacy.

Unless they are a skilled professional painter or are willing to hire one, then no, absolutely not.
