The security deposit should never be used for anything during the lease.

You want to make sure that asset is secure.

Personally, I wouldn't throw out a complex structure to the seller right out of the gate. 

Are you priced fairly and have a low security deposit?

My opinion is the sheer volume of R.E. know-nothings who jumped into space over recent years, the people blindly throwing $$$$ at every good slogan and sales pitch without real D.D. done on the operator themself to confirm they had the chops to do what selling there gonna do. 

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Our battery went out and our son had to crawl through a basement window but I doubt too many people could have done that, he was impressed by our increased security but didn't want to drive 2 hours back home so he found a way.  

We know we want to create an llc but is it difficult to secure a loan?

@Rod Merriweather Getting a LOC (line of credit) secured by real estate from a bank is going to be tough as the line of credit is viewed as a short-term liability while the property is a long-term asset.

I'm hoping to branch out into additional investment properties but the $950/month that I'm seemingly throwing away makes this difficult.I thank you all in advance for your thoughts and feedback.
