The tenants have not taken great care of the space, would this cause a lower reasonable rent? 

Before Pictures  (Zillow Link)After Pictures (Airbnb Link) This investor purchased and painted all the bedrooms and living spaces, replaced flooring all throughout, and has gotten brand new and very high-end furniture. 

Just looking to get some tips / efficient ways to speed up the process while also getting a solid tenant in the space. 

My expertise is in the fix and flip space and now, I'm heavy into ground-up, new construction of DUPLEXES and Build 2 Rent (B2R).

Like anything with a low bar for entry you will have unethical people operating in that space but wether you are a wholesaler or a fix n flipper if you are an unethical person that’s says something about your character. 

Fewer lenders in that space will do 5+, but the ones that do only require it to cash flow a 1.2 DSCR, decent credit, and a healthy market.

I- Hard money lenders - as i grow into this space would love have contacts in this area and look forward to working together.I am new to it all and look forward to connecting with anyone who was once where i was.

Before you move ahead is there a particular reason why having this commercial space is important to the project or are you building this design because that's what the zoning requires?
